Rental Yields in Thailand: Where the Numbers Actually Work

Everyone quotes gross yields, but nobody talks about what you actually keep. Let's do the honest maths.

Phuket beach villas

A well-chosen 3-bed villa near the beach might rent at ฿35,000–฿60,000 per night in high season and achieve 55–70% occupancy. After management, utilities and maintenance, net yields typically land around 5–7% — excellent for a lifestyle asset that also appreciates.

City condos

Bangkok condos near the BTS achieve steadier, lower occupancy risk. Net yields of 4–5% are realistic, with far less seasonality and strong capital growth in central districts.

Samui & the islands

Villa resorts on Samui push higher daily rates but smaller windows. Done well, 6–8% net is achievable, though quality of management makes or breaks it.

Our take: chase occupancy, not rate. A property rented 70% of the year at a fair price beats one that sits empty waiting for a premium booking.
