1. These terms

These terms are an agreement between you and SOLWEH Co., Ltd. ("we", "us"), the operator of Solweh. By browsing the site, creating an account or sending us an enquiry you accept them. If you do not accept them, please do not use the site.

They work alongside our Privacy Policy, our Cookie Policy and our Disclaimer.

2. Using the site

You may browse the site, save properties and send enquiries for your own personal, non-commercial use. You may not:

• copy, scrape, republish or resell our listings, photographs, floor plans or descriptions;
• use automated tools to harvest data or overload the site;
• send false, misleading or abusive enquiries, or use our forms to send unsolicited marketing;
• attempt to gain access to accounts, systems or data that are not yours;
• use the site in a way that breaks Thai law or the law where you are.

We may suspend or block access if the site is being used in any of these ways.

3. Property information

Listings are prepared from information supplied by owners, developers and co-operating agents. We check what we reasonably can, but we cannot guarantee that every detail is accurate or current.

Nothing on this site is an offer, a representation in a contract, or a substitute for your own due diligence and independent legal advice. Availability, prices and terms can change without notice, and a property may be sold or let before a listing is removed. Our Disclaimer sets out the limits of what listings tell you.

4. Prices and currency

Prices are shown in Thai baht unless stated otherwise. Where the site displays a price in another currency it is an indicative conversion at a recent exchange rate, for guidance only — the contract price is the baht amount.

Prices do not include transfer fees, taxes, stamp duty, legal fees, common-area charges or furniture unless the listing says so.

5. Enquiries, viewings and our role

Sending an enquiry or booking a viewing does not by itself create an agency agreement, a reservation or any obligation to sell or let. It starts a conversation.

We act as an agent introducing buyers and tenants to owners and developers. Any sale, lease or reservation is a contract between you and the owner or developer, on the terms you agree with them.

Please give accurate contact details — we cannot arrange a viewing if we cannot reach you.

6. Accounts

If you create an account you must give accurate details, keep your password confidential and tell us promptly if you think someone else is using it. You are responsible for what happens under your account.

You can delete your account at any time from your account page or by writing to us. We may suspend or close an account that is used in breach of these terms.

7. Submitting a property to us

If you ask us to value, list or market a property, you confirm that you own it or are authorised to act for the owner, and that the information and images you send us are accurate and yours to share.

You give us permission to use that material to market the property. Marketing terms, fees and exclusivity are agreed separately in writing.

8. Intellectual property

The design, text, photography, video and software on Solweh belong to SOLWEH Co., Ltd. or to our licensors and are protected by copyright and trade mark law. Property photography often belongs to the owner, developer or photographer and is used with permission.

You may not reproduce any of it without our written consent, other than printing or saving a page for your own reference.

9. Third-party links and services

The site links to and embeds third-party services — maps, video, analytics and live chat among them. We do not control them and are not responsible for their content or their privacy practices. Their own terms apply when you use them.

10. Liability

The site is provided on an "as is" and "as available" basis. We do not promise that it will be uninterrupted, error-free, or that the information on it is complete or current.

To the fullest extent Thai law allows, we are not liable for indirect or consequential loss, or for loss of profit, opportunity or data, arising from your use of the site or from reliance on information published on it. Nothing in these terms excludes liability that cannot lawfully be excluded, including for fraud or for death or personal injury caused by negligence.

11. Governing law

These terms and any dispute arising from them are governed by the laws of the Kingdom of Thailand, and the courts of Thailand have jurisdiction.

12. Changes to these terms

We may change these terms as the site and our services develop. The version published here, with the date at the top of the page, is the one that applies. Continuing to use the site after a change means you accept the new version.
