Renovating a Villa on a Budget: What We've Learned

Some of the best-value purchases on the island are dated villas that simply need love. A strategic renovation can add far more than it costs.

Where money goes furthest

  • Landscaping and pool deck — the single biggest wow-factor for the lowest cost.
  • Kitchen and bathrooms — modern fixtures transform a whole property.
  • Lighting — never underestimate what good light does to a space.

Where to be careful

Structural work, roofing and electrical rewiring are expensive and slow. If the bones are good, buy the bones — renovate the skin.

Budget 20–30% of the purchase price for a full refresh, and add a 20% contingency. Quality local contractors are remarkably affordable, but they book out — start early.
