Can foreigners own property in Thailand?

Yes — with the right structure. The two most common routes are freehold condo ownership and leasehold for land and villas.

Foreigners can own condominium units freehold, as long as the building's total foreign ownership stays within the 49% quota. This gives you full title in your own name — the simplest, most popular option for city apartments and resort condos.

    Villas and land

Land itself cannot be owned freehold by a foreigner, so villas are usually purchased as a 30-year leasehold (renewable) on the land, with the building owned by the foreigner's Thai company where appropriate. This is routine and secure when structured correctly by a Thai lawyer.

Every route has trade-offs around cost, control and flexibility. We sit down with you and explain the options honestly — no jargon — so you can choose what fits your goals.
