Transfer Fees, Taxes & Closing Costs, Explained

Buying property in Thailand involves a handful of one-time transfer costs and a couple of ongoing taxes. Here's the honest breakdown.

    At transfer

The main costs, split between buyer and seller by negotiation, include the transfer fee (2% of the registered value), stamp duty (0.5%) or withholding tax (1% for companies), and a small business tax in some cases. Total out-of-pocket typically lands between 2% and 4%.

    Ongoing

The annual Land & Building Tax is modest — often less than 0.1% for a private residence, and even lower on reduced rates for owner-occupied homes.

Exact figures depend on the registered value and your ownership structure. We always give you a written estimate before you commit, so there are no surprises at the Land Office.
