Leasehold vs Freehold

    Leasehold vs Freehold

This is the single most common question we get — and the answer depends on the property type.

    Freehold

Full, permanent ownership. For foreigners this is available for condos within the 49% quota. It's the strongest form of ownership and generally preferred for city and resort condos.

    Leasehold

Typically a 30-year lease on land (renewable), used for villas. You own the building; the land is leased. Well-drafted leases are extremely stable, and the lease is registered at the Land Office so it's fully enforceable.

    Which should you choose?

If you want a condo in Bangkok or a resort area, freehold is usually the answer. For a private villa, leasehold (often with company ownership of the structure) is the standard, secure path.

We'll walk you through both with real numbers for your specific property — no pressure, just clarity.
