Buying a Villa in Thailand

    Buying a Villa in Thailand

Buying a villa is a six-step journey — and it's simpler than most people fear when you have a good local team.

    1. Choose your location and home

Start with lifestyle: beach, hills, golf, or family-friendly. Shortlist villas and visit — in person or on a live video tour.

    2. Reserve

A reservation agreement and a small deposit take the property off the market while due diligence runs.

    3. Due diligence

Your lawyer verifies the title deed (Chanote), checks for encumbrances, and drafts the sale and purchase agreement. We've done this hundreds of times.

    4. Sign & pay

Payments follow a clear schedule, typically ending with the bulk payment at transfer.

    5. Transfer at the Land Office

Both parties attend, the title is transferred, taxes are paid, and you receive the signed Chanote in your name (or lease registration).

From reservation to keys, most purchases complete in 4–8 weeks. We're with you at every step.
