There's no single right answer to rent-versus-buy. But there is a right set of questions — here's the framework we use with clients.
How long will you stay?
Under two years, renting almost always wins — the costs of buying rarely amortise that quickly. Over five years, buying usually pulls ahead.
What's your capital worth to you?
The money you'd put into a property could be working elsewhere. If your capital earns more than the property will appreciate, renting keeps it free. If not, buying locks in value.
How do you want to live?
Do you want to make a place truly yours — paint, renovate, landscape? Owners get that freedom. Renters get the freedom to leave.
Is income part of the plan?
Thailand's rental yields are genuinely strong. A well-chosen property can offset much of its own cost — which changes the maths entirely.
We'll run both scenarios with real numbers for you. Sometimes the honest answer is 'keep renting for now' — and we'll say so.
