How to Price Your Property for a Fast Sale

The most expensive mistake sellers make isn't asking too little — it's asking too much and watching the market pass them by.

    Price against real comparables

Buyers and their agents price your property against recent sold prices, not asking prices. A property priced 10% above the market doesn't sell for 10% more — it just sits 10% longer, often selling for less than it would have fetched fresh on the market.

    Know your buyer

A villa priced for a lifestyle buyer and a condo priced for an investor need completely different positioning. We look at your property, your area and current demand to find where your price sits within the range buyers are actually considering.

    Build in a negotiation margin

Most buyers will negotiate, so price with a little room — but keep it honest. Properties that draw serious offers quickly are priced within the buyers' comfort zone, not above it.

We'll give you a realistic, data-backed valuation — and if the number isn't what you hoped, we'll tell you straight and show you what would change it.
