Preparing Your Villa for Sale: What Adds Real Value

You don't need a renovation to sell well — but you do need a property that photographs, shows and smells right.

    Fix the obvious

Dripping taps, cracked tiles, peeling paint and broken lights signal neglect. A few thousand baht of small fixes removes the buyer's biggest negotiating lever.

    Stage the key rooms

The living area, master bedroom and outdoor space decide the sale. Declutter, remove personal items, and let in as much light as possible. A villa that's tidy and light photographs best in the golden hour.

    Don't over-improve

Buyers rarely repay you dollar-for-dollar for a full renovation. If the bones are good, clean and present — leave the remodelling to the buyer.

We'll walk your property with you before we list it and tell you exactly which fixes are worth making — and which aren't.
