Selling in Thailand follows a clear path. Here's the honest step-by-step, so you know exactly what to expect.
1. Valuation
Agree on a realistic asking price based on comparable sales — not what you paid, but what the market will pay today.
2. Marketing
Good photos, a clean space and honest descriptions do the heavy lifting. We list your property, show it to vetted buyers and handle every enquiry.
3. Offer and negotiation
When an offer arrives we negotiate on your behalf and put the agreed terms into a reservation or sale agreement with a deposit.
4. Due diligence and paperwork
The buyer's lawyer verifies the title; your lawyer prepares the transfer documents. Leasehold and company-owned properties carry extra paperwork — plan for it.
5. Transfer at the Land Office
Both parties attend, the buyer pays, taxes are settled, and the title moves to its new owner. Most sales complete in 4–8 weeks from a signed agreement.
The two things that derail sales are unclear title and slow paperwork — both avoidable with a good team from day one.
