Renting in Thailand is straightforward once you know the ground rules. Here's what matters.
Contracts and deposits
Most rentals run on a 12-month contract with one month's deposit and one month paid in advance — two months at signing. Shorter leases exist but cost more per month. Get the contract in writing (a bilingual version is ideal) and list the property's condition on move-in.
What's included
Ask precisely what's included: furniture, appliances, Wi-Fi, and who pays common-area fees. For villas, clarify who handles pool cleaning and garden care — it's usually the landlord's job in a managed rental.
Utilities and internet
Electricity is metered per unit and adds up fast with air conditioning in high season. Water and internet are cheap. Budget realistically for cooling.
Deposit returns
Deposits are normally returned within a month of move-out, less any agreed deductions. Photograph everything on move-in day — it's the best protection you have.
We manage rentals across Phuket and Samui, and can set you up with a vetted property and a fair contract in days.
